Tenure: Freehold
You’ve also got off-street parking to the front of the house, and a delightful deep west-facing rear garden. The house has strong eco-credentials – examples are double-glazing and good insulation throughout.
The location? This is one of Peckham Rye’s finest ‘Lyndhurst toast-rack’ streets, in leafy Peckham Rye/Camberwell borderland. The Villa Nursery and Pre-Prep. School is a few minutes away, next to Warwick Gardens.
Walk to Peckham Rye Station in just nine minutes and to Denmark Hill Station in 13. You’re set between the town centres of Peckham and Camberwell; enjoy what both have to offer.
You open your front door into a neat lobby before a generous hall, with stairs ascending to your right. At the foot of the hall you’ve got a downstairs w.c. to your right (which leads through to the utility room – clever!), and a door to your left opens to two opened-up receptions with contrasting decorative treatments. The front reception room is over 16 feet by over 12, with square bay window and a built-in wood burner. The second is over 10 feet by nearly 14 feet. Slick herringbone flooring (with underfloor heating) runs through the combined spaces and into the dining area/kitchen beyond the reception rooms.
The impressive kitchen/dining room is over 17 feet by over 12 feet, with smart fitted base units and a breakfast bar/bar area – for daily life tea and toast moments through to entertaining a crowd. The room is especially bright thanks to two large roof lights, plus folding doors taking much of the rear wall, and a slim independent one as well. Off the kitchen you have a useful pantry area before the independent and utility room (complete with associated plumbing). A generous side return area is accessed via a glazed door off the utility room – great for bikes etc.
The glorious garden boasts a generous lawn and mature beds – which host tropical and native planting. And by the house, you have a large entertaining patio. A sun deck brings a smile at the foot of the garden, as does the independent garage (a rare find in these parts), of 18 feet by over 7 feet.
Up to the first floor, to the back of the house you’ve got the property’s main bathroom: double-aspect, with both bath and independent shower (a windowed w.c. sits next door). Double bedrooms sit to front and back, and these are over 13 feet by over 10 feet, and over 16 feet by over 12 feet. The front room has a square bay like the reception underneath.
The second floor is an extension of the original building – built on top of the original roof – thus incredibly well-insulated/sound-proofed. It’s home to a master suite (a large bedroom of over 16 feet by over 13 feet with garden views, and a pocket door to a slick windowed shower room), and your fourth double bedroom – of over 16 feet by over 10 feet. All the bedrooms are carpeted.
What a spot! Nice high ground, and close to everything you could need and more. Two Fare Zone 2 stations are easily reached as we’ve mentioned. It’s easy for bus travel too – with day and night routes just minutes away on Peckham Road.
Little ones or thinking of? The Villa Nursery and Pre-Preparatory School is close and very popular, as are Lyndhurst Primary on nearby Grove Lane, The Belham Primary (on the corner or Maxted and Bellenden Roads) and Bellenden Primary. And the independent Dulwich schools are only a short drive from the house.
Bellenden Road is your local lovely high street area, with independent shops and restaurants – including Ganapati, Artusi, The Begging Bowl, Review, Flock & Herd and The General Store.
Rye Lane and Blenheim Grove serve up more options – including The Bussey and Market Buildings, Levan and Tonkotsu. In the warm months, rooftop bars are found here too.
East Dulwich is easily reached for Lordship Lane’s shops, bars and restaurants, and Picturehouse cinema.
Camberwell is also close for such treats as Gladwell’s (new deli/fancy grocery place), The Camberwell Arms, Silk Road, Theo’s and The South London Gallery, and the leisure centre (with Victorian pool) on Artichoke Place, plus Zen Yoga Studio at the foot of Camberwell Grove, and Butterfly Tennis Club.
Local green spaces include Warwick, Lettsom and Lucas Gardens, and Brunswick, Ruskin and Peckham Rye Parks.
